Besides a few typos, there's a pretty big error at 04:57-04:59 The subtitles say "I want to leave this place", but what Anna says actually translates to "they appear in this place", or, in a more free and accurate translation, "this place is haunted".

Your Old Opening sub version was good. It looked good because of the font you used.

@hattori Yes, I made an error, I misunderstood the subject. She's saying "出るのよ ここ" referring to the spirits, so something like "Hey, come out[spirits]", "Reveal yourself", but nothing close to "This place is haunted". Thanks for pointing it out, it will be included in v1 (That's what it is for after all XD)

@Setsugennoao the way I interpret that like is more along the lines of (extremely literally) “they come out, here” or “they show up here” than her calling out to the spirits to show themselves. Mostly from the context of the conversation (of why the rent is so cheap). The use of 出る to refer to places where spirits or other supernatural phenomena happen is pretty common which is why I said that I would personally just go for “this place is haunted” for a more natural-sounding line, but of course translate it as you see more appropriate, just clarifying why I thought of that.
